Advice of cost on building an extension

Thinking about having an extension done to my house and have two options. Have the whole of the back of downstairs extended, or do the same but then have a half extension on top to accommodate another bedroom.
Would anyone have a rough idea percentage wise what the cost diff would be? A bit difficult to judge I know but only looking for a rough guide for now.

Add on a few grand for architects cost and building or planning docs. Plus God knows how much to decorate etc etc.
Went kitchen shopping yesterday, knocked them down from 9k to 7k but that's with expensive taps, sink and granite work surface.

There are a number of variables;
Pitched Roof/Flat Roof
High spec/Budget spend
Brick or Block External Leaf
Will extension include Bathroom/Kitchen
Is your backyard easily accessible by a mini digger/dumper
Opening size between existing and extension
Location - central London, suburbs, country - big factor
The £1500-£2000m2 rate isn't a bad one for a mid range finish in a suburban town. Its cheaper overall £m2 if building an additional floor, and the much better investment, I.e 1st floor would cost £1250-£1750m2
So a 6x4m 2 storey mid range suburb extension could set you back somewhere between £66k-£90k, and take approx 16 weeks.

norweytips £2000 is a m2 price if you were to have a 6m by 4m two storey 48 m2 @ £2000 £100,000 ish.

Up to 2k per m2, but if you shop around and control the work yourself, you could do it for half that.

You do know that now you've advertised the fact, just as soon as it's habitable, it will be requisitioned by the authorities to house 9 "families with children" from the Calais Jungle, just while the it's decided what to do with them, mind. So that's alright in it together, innit.

A two storey extension to an existing house with s decent spec finished will cost around £2000 a m2. Only a guide but probably won't be far off.

I had downstairs doubled and upstairs had half again added on last year. Cost me £70k but the house was in a completely gutted state and that includes a full refit including heating, electric systems etc.

No in Reading. he knocked down our old conservatory and joined onto the previous extension. good bit of digging out and roofwork though.
just get some quotes and go from there. it's never an exact science tbf. plus you never know what issues they'll find when they dig down!

Single story, 3x4m = 12sqm
Foundations, shell, roof. All plastering. All electrics. All Plumbing (kitchen). Tiling, Fitting of Cupboards. Flooring.
ie Complete kitchen extension, except cost of units.

Single storie ext for us was 25k plus 7k of steelwork needed to hold it up. You won't need that if you keep some of the existing back wall.

Penners, was that just for the shell or was that with electrics/plastering all done as well?
I'm also thinking of getting my kitchen extended and saw a guide online of £1500 - £2000 per m2 in London and that was just for the shell, no internal finishings
